Attend the Pre-Tender Meeting to review and advise on technical aspects of the prospective project.
Prepare the Technical Proposal with the assistance of the Construction Manager.
B. Pre-Construction Stage
Ensure Pre-Construction activities are planned and carried out by the Project Team.
Prepare and manage a Work Program.
Obtain approval of the Work Program from Client and Consultants.
Chair Project Kick-Off Meeting
Ensure the Construction Manager prepares for the Trade Contractor Meeting and attends the meeting with the Project Team.
Monitor procurement and Trade Contractors selections.
C. Construction Stage
Monitor the program and check progress on site. Ensures any deviations to the program are addressed. Takes responsibilities and immediate action for any Extension of Time requirement.
Ensures design information is being managed.
Ensures procurement activities are progressed and completed according to program.
Ensures project meetings are carried out.
Ensures project finance is managed.
Ensures construction activities meet safety requirements.
Ensures proper maintenance of project documentation records.
D. Completion Stage
Chair the ¾ Completion Meeting and review all core aspects and completion activities at this stage.
Ensure handover is properly coordinated.
Ensure a smooth transition between handover and occupation by the Client.
Ensure application is made and obtained for Certificate of Practical Completion.
Participate in Project Post Mortem Meeting to evaluate and improve project process from start to the end.
Ensure the Operations and Maintenance Manual (O&M) is in order and issued to the client.
Ensure defects identified by Client and Consultant as well as Building Management are managed and closed-out effectively and promptly.
Ensure application is made to release Building Deposit.
